Pantai Sentral Park’s first commercial development to be launched by end-2016

KUALA LUMPUR (May 17): IJM Land Bhd will be unveiling its first commercial development in Pantai Sentral Park in Bukit Kerinchi, Kuala Lumpur, which carries a gross development value (GDV) of about RM500 million by the end of this year, said IJM Land Bhd central region senior general manager Hoo Kim See.

“It will comprise a 30-storey office, IJM Tower, and a 36-storey serviced apartment. We are still working on the design and number of units,” he told TheEdgeProperty.com during an interview.

He noted that the office tower which is situated at parcel 13 in Pantai Sentral Park will also be IJM’s future corporate office.

“Besides offices, the 30-storey IJM Tower will also comprise retail components which will be owned by the group. The planned retail and F&B outlets will cater for the needs of the working population as well as the residents in the future,” he added.

Hoo noted that unlike the residential components launched in the last two years, the upcoming serviced apartment will cater for younger people in the workforce or young couples who want to stay in a smaller unit in a commercial zone.

He said the built-up sizes of the 1-bedroom serviced apartments range from 600 sq ft to 1,000 sq ft and is expected to be completed in 2019.

However, he declined to disclose the estimated selling price for them.

Other than the upcoming commercial development, IJM Land is now planning for affordable homes in Pantai Sentral Park which are expected to be unveiled next year.

“Initially, we planned to launch 432 units of affordable homes, but now we have increased the number to 700 or 800 units. We are now working on the design and price,” he said.

He said the developer plans to allocate about five to eight acres of land for the affordable homes which will have a built-up of 850 sq ft and consist of three bedrooms and two bathrooms.

IJM Land, the property development arm of IJM Corp Bhd, is jointly developing the 58-acre Pantai Sentral Park which has a GDV of RM2.5 billion with landowner Amona Development Sdn Bhd.

The leasehold development is divided into 13 phases, out of which seven will be residential and six commercial.

IJM Land launched the first two residential phases – Inwood Residences and Secoya Residences – in 2014 and 2015, respectively, and they are slated to be completed by 2018.

Currently, the 38-storey Inwood Residences has achieved a take-up rate of 80% and construction has reached level six. There are 211 units of condos, with sizes ranging from 1,125 sq ft to 1,965 sq ft.

Meanwhile, half of the 243 units at Secoya Residences have been taken up. The units in the 41-storey development range between 1,050 sq ft and 1,670 sq ft.

On the capital appreciation, Hoo said the average selling price of the residential development has increased at a steady pace thanks to its strategic location, amenities, environment and accessibility to Kuala Lumpur city as well as Petaling Jaya and other areas.

“For instance, Inwood Residences’ selling price which averaged RM680 psf during the launching period is now selling for RM750 to RM780 psf. Secoya Residences which was launched one year later after Inwood Residences is selling at RM780 to RM800 psf,” he said.

IJM Land targets eight launches worth RM1 bil in 2H2016

KUALA LUMPUR (July 21): IJM Land Bhd plans to launch seven to eight projects with a cumulative gross development value (GDV) of almost RM1 billion in the second half of this year (2H2016), said managing director Edward Chong.

“These projects will be new phases of existing township developments nationwide, including Penang, Klang Valley, Seremban and Johor,” he told reporters after the official opening of the IJM Land Centre of Excellence (ICE) at Pantai Sentral Park (PSP), Bangsar South.

IJM Land Bhd central region senior general manager Hoo Kim See said the selling prices of the upcoming projects range from RM300,000 to RM2 million, with various products to cater for different needs — from first time homebuyers to upgraders.

The new projects include the Waterside Residence in Penang, new phases in Bandar Rimbayu, Danau Perintis affordable apartments in Shah Alam 2, new phases in Seremban 2 and new phases of Austin Duta in Johor.

Apart from these projects, IJM Land is also working on the Parcel 13 development in PSP that will be unveiled next year.

Chong said Parcel 13, which has a GDV of about RM500 million, comprises a 30-storey office tower which will house the future IJM headquarters and retail components as well as a 36-storey serviced apartment with built-ups ranging from 600 sq ft to 1,000 sq ft.

“We are in the midst of fine-tuning the design and work out the suitable space requirements for different divisions of the group. The construction period will take about three to four years to complete,” he explained.

Chong said the uniquely-designed ICE Gallery will be the highlight of PSP and an ideal place for various functions.

“The building cost of ICE Gallery is RM30 million, this gallery will be the venue for our corporate events as well as a show gallery for Klang Valley projects and our Royal Mint Gardens project in the UK for interested buyers,” he added.

Potensi kontraktor bumiputera dipertingkat

BATU PAHAT 17 Feb. - Jabatan Kerja Raya (JKR) negeri ini sedang mengubal Pelan Induk Kapasiti Kontraktor Bumiputera untuk mengenal pasti prestasi dan keupayaan mereka berdasarkan beberapa kriteria yang ditentukan.

Pengerusi Jawatankuasa Kerja Raya, Kemajuan Luar Bandar dan Wilayah negeri, Datuk Ir. Hasni Mohammad berkata, pelan tersebut akan menentukan potensi projek yang terdapat di negeri ini serta peluang bagi membantu mereka.

Beliau berkata, pelan berkenaan akan membantu kontraktor bumiputera mengenal pasti kaedah serta teknologi baharu bagi memastikan projek-projek yang dijalankan berdaya saing serta berkualiti tinggi.

“Usaha ini juga bagi mewujudkan program-program khusus untuk menaik taraf kontraktor bumiputera dengan fasa pertama akan bermula pada tahun ini.

“Kerajaan meminta kontraktor sentiasa meningkatkan keupayaan masing-masing dari segi teknikal, pengurusan dan kewangan untuk memastikan mereka mampu menyaingi kontraktor lain,” katanya semasa merasmikan seminar pemantauan kerja-kerja rutin dan berkala serta keselamatan dan kesihatan pekerja anjuran Amona Infra Care Sdn. Bhd., di Hotel Katerina, di sini semalam.

Yang turut hadir, Pegawai Daerah Batu Pahat, Mohd. Halim Hasbullah; Timbalan Pengarah Kerja Raya negeri, Ir. Mohammad Salleh Abu Bakar; Pengarah Eksekutif Amona Infra Care, Che Hasnodi Che Hassan.

Dalam majlis itu, Nadi Cemerlang Enterprise, M. Faizal Group Enterprise, BA Construction Enterprise, Perniagan Alaf Baru dan Teka Cita Enterprise menerima Anugerah Kontraktor Cemerlang 2016.

Hasni juga memberitahu, Kerajaan Pusat telah memperuntukkan sebanyak RM600 juta pada tahun ini bagi kerja-kerja penyelenggaran jalan, membina 150 kilometer jalan kampung baharu, pelebaran serta menurap semula jalan di negeri ini.

“Sebuah unit inspektorat jalan bagi tujuan pemantauan kerja telahpun ditubuhkan di peringkat daerah bermula 1 Januari lalu selain penyediaan kenderaan oleh pihak konsensi kepada setiap JKR daerah,” katanya.

Dua syarikat 
selenggara jalan

NUSAJAYA 10 Mei - Kerajaan negeri secara dasarnya bersetuju melantik dua syarikat bagi melaksanakan kerja-kerja penyelenggaraan jalan negeri mengikut daerah secara konsesi.

Pengerusi Jawatankuasa Kerja Raya, Kemajuan Luar Bandar dan Wilayah negeri, Datuk Ir. Hasni Mohammad (gambar) berkata, dua syarikat itu ialah Teto Engineering Sdn. Bhd. dan Amona Infra Care Sdn. Bhd.

Pada masa ini katanya, Unit Perancang Ekonomi Negeri (UPEN), Jabatan Kerja Raya (JKR) dan jabatan-jabatan berkaitan sedang meneliti terma rujukan (TOR) untuk kerja-kerja penyelenggaraan jalan tersebut.

“Pelaksanaan kerja penyelenggaraan jalan-jalan negeri itu secara konsesi adalah selaras dengan hasrat kerajaan negeri untuk menambah baik jalan raya di negeri ini,” katanya semasa menjawab soalan Datuk Syed Sis Syed A. Rahman (BN-Tanjung Surat) pada sidang Dewan Undangan Negeri (DUN) di Kota Iskandar hari ini.

Hasni berkata, pelaksanaan tersebut antara lain bertujuan untuk mewujudkan Unit Inspektorat di bawah JKR bagi melakukan tugas pemantauan penyelenggaraan di seluruh rangkaian jalan di negeri ini.

Selain itu, pelaksanaan berkenaan akan membantu kerajaan negeri membuat perancangan peruntukan penyelenggaraan pencegahan jangka panjang, sekali gus mengoptimumkan bajet.

“Pelaksanaannya juga memudahkan penilaian kerosakan dan keutamaan yang seragam akan diguna pakai oleh juru perunding dan syarikat konsesi bagi kerja-kerja penyelenggaraan jalan-jalan negeri,” katanya.

Beliau berkata, sebuah jawatankuasa kumpulan wang yang dipengerusikan Pegawai Kewangan Negeri Johor akan ditubuhkan bagi memastikan kadar harga bagi kerja penyelenggaraan, kos juru perunding dan agihan peruntukan dapat dilaksanakan secara cekap.

RM2.5b Pantai Sentral Park township to be launched end-June

IJM Land Bhd, the property development arm of IJM Corp Bhd, together with its joint-venture partner Amona Development Sdn Bhd, will launch a 58-acre (23.4ha) township project called Pantai Sentral Park in Bukit Kerinchi here by the end of this month, which has a gross development value (GDV) of RM2.5 billion.

IJM Land chief executive officer Datuk Soam Heng Choon said the project will be divided into 13 phases, out of which seven will be residential and six commercial.

“Upon completion in 10 years to 15 years, the township will accommodate a population of 15,000. Phase 1 of the development known as Inwood Residences, will be completed in 3½ years,” he told a media briefing at the unveiling of Pantai Sentral Park yesterday.

Inwood Residences will feature 211 condominium units in a 38-floor block.

To make the project more attractive, the IJM Land-Amona joint venture will invest some RM50 million to build a 1km direct access ramp from Pantai Sentral Park to the New Pantai Expressway (NPE) and other connecting roads.

“A ramp will be built to connect the development with NPE to ensure ease of accessibility. The investment of RM50 million will be internally generated,” Soam said.

Apart from Pantai Sentral Park, Soam said IJM Land’s current ongoing projects include The Light in Penang, Shah Alam 2 in Selangor, Seremban 2 in Negeri Sembilan, and Nusa Duta in Johor, which are expected to drive the group’s sales and revenue growth for the current financial year ending March 31, 2015 (FY15).

“With an unbilled sales of about RM2 billion, we expect to deliver satisfactory performance for the new financial year (FY15) based on current projects,” he said, adding that the group’s current landbank of 4,700 acres has a GDV of RM30 billion.

On market talk that IJM Land may be privatised by IJM Corp, Soam said: “The rumour has been circulating for quite sometime. Ultimately, the decision lies with our parent company and the board.”

He added that his main focus now is to deliver value to shareholders.

IJM Corp holds a 64.16% stake in IJM Land.

For FY14, IJM Land saw its net profit increase 2½ times to RM533.23 million from RM215.06 million, on higher revenue contribution from its property development segment of RM2.01 billion.

Meanwhile, Amona Development is the property and construction arm of conglomerate Amona Group of Companies.

According to its executive chairman Datuk Othman Ahmad, the group — which has interests in maritime, telecommunications, energy, green technology, and infrastructure — has delivered more than RM600 million worth of property developments in the country.
